Home Information Packs

A Home Information Pack (HIP) contains important information which buyers and sellers need to know. For Sellers providing a HIP up front can reduce the likelihood of delays as a buyer will be able to make a more informed decision before agreeing to a purchase. For Buyers the HIP provides free of charge essential information about a property they are considering buying.

A HIP must contain: Home Information Pack Index, Energy Performance Certificate, Sale Statement, Standard Searches, Evidence of Title, Leasehold/Commonhold Documents where appropriate.

The Seller or the person responsible for marketing a property i.e. the estate agent must have commissioned a HIP by the time the property is first put on the market. Upon receipt of the HIP it must be made available to potential buyers free of charge. In most cases we can produce the completed pack within 14 days of instruction.

It is crucial that the information contained in the HIP is not only correct but also understood. Please note that estate agents or pack providers will not have the knowledge to advise on the legal title and specialist searches and therefore potential problems could be overlooked and not discovered until they are raised by a Buyer's solicitor.
